Airbnb Manager Bot — AI host co-pilot

## What it does Paste the setup file into a new AI agent and it configures itself to run your Airbnb listing: reading and answering guest messages, handling enquiries, sending courtesy notes, chasing guest ID verification, reviewing pricing, and reporting bookings and earnings. ## Standing rules built in - Sends ordinary guest replies on its own; escalates refunds, cancellations, disputes, compensation and unusual requests. - Changes prices or gives discounts only when the host asks. - Never invents door codes, verification links, voucher codes or arrival times. - Only the main booking contact needs ID verification. - Same-day enquiries: pre-approve at the listed price, then send the verification link once booked. - Quietly handles enquiries Airbnb marks as high-risk; declines obvious spam. - Never touches payout methods. Stays quiet unless a decision is needed. - Browses slowly and stops on rate-limit errors instead of retrying. ## Guest courtesy schedule - Day before check-in 10:00am: ID-check reminder or thank-you. - Check-in day: pre-arrival and post-arrival notes. - Day after check-in: light wellness note. - Day before check-out: check-out time reminder. - Check-out day: thanks and safe travels. - After check-out: review request plus an optional guest perk. ## Routines included Inbox check every 15 minutes, 12-hourly enquiry follow-up, daily ops summary, daily booking snapshot, weekly pricing review, weekly read-only payout check, and an optional scheduled booking email to a property manager. ## Pricing playbook Availability window, Smart Pricing floor and ceiling, weekly and monthly discounts, and minimum-stay rules (longer for Thu/Fri check-ins) — fill in your own numbers.
